The Detroit bordering suburbs seem to be where you can find that sweet balance of cash flow, lower maint, and 1.25-1.75% deals.From what I see, in the City, the ROI can be crazy with a low price point, and if you're betting on appreciation (not my personal strategy)..some people very well could get rich quick some day..

I've seen south carolina work recently as well, but literally across the border in Fort Mill where the rent commands so much that it makes up for the nearly double SC taxes as a rental.

BUT since i believe that today is the 1st day of the rest of my life it is not...hardest things was finding people to trust there are a lot of sharks out there in them there waters... and since I live in Canada getting the whole cross border things sorted.Early errors cost big but the mistakes helped me get to where I am today even thought they had a huge price tag (40 000 Canadian ) I consider it a small cost to learn what i needed to know to invest for the next 40 years.
