As I said in my initial response, I don't have any data or comps to support my estimate, it was based on my personal instinct that if my budget can accommodate a set monthly payment amount, and I have the choice to either rent or buy, I'm going to buy if the two houses are of similar quality(size, finishes, location etc).I understand the different considerations made by a B&H investor, I simply wanted to give you a little insight into that particular area of town, to help make sure you get a better deal this time than your deal in Spring.

If this fails, you can always go with another lender, you’ll find that if you share the challenge you had with the prior lender and be upfront about the errors you perceive, they will often try to be very accommodating.

I don't live in PA but I know there can be differences in the laws for residential (small multi-family homes) and commercial properties (in NY I think it's over 4 families) Most often a standard lease is used that can be purchased in Staples, but sometimes a standard lease does not cover all aspects - for example- using the yard, basement, parking accommodations, shoveling snow, etc.
