The funds that you have can and will disappear very quickly if you do not make good decisions. 

Additionally, your mortgage principle could disappear if the market softens!

Just had a client come through who paid a "consultant" most of her savings to save her home and when the bank offered a "loan mod" the consultant disappeared leaving her to finish everything herself.

Promised (fantasy) equity that fast disappears in REAL time doesn't sound like something to be encouraged.

With such a thin monthly cash flow you need your numbers to be perfect, and if things end up being higher after investing well then your cash flow might disappear.
