It is also something that is subjective, can be easily manipulated and honestly highly overrated when it comes to evaluating rental property potential.Remember, cash flow is important, but it shouldn’t be an absolute essential metric.

On my last build, the appraiser came out to due the appraisal for my permanent financing (to pay off the construction loan) and we were switching over the power to the house from temp power to main power, and the appraiser noted that to the bank.

Make sure you use a freeze proof one, tip it down on outside so it drains, and make sure you disconnect the hose in freezing temps

Hey @Troy S I don't think you misspoke and I think you are making a good point that we should all make sure we are in complete integrity with all our dealings.I think I get the heart of what you are saying (and I'm trying to keep with the intent of this thread) new investors are vulnerable and we MUST take care to not lead them in a manipulative way.
