That's a big driver of tourism in the spring that could really help offset the seasonality of a lake property. 

My point is that the mountains are popular but not the primary driver in the tourism boom.

Having higher expenses is a function of the operator and as you can tell from the posts above, everyone has a different level of expense.We always  seek to drive rents, we know what our expenses  will be but each additional dollar in rent is a documented income when assessing a property.

The thin flathead and multiple Philips drivers work better than modern standard drivers on a lot of the non-standard screws I see in some of the older places I look at in my area.

It takes regular effort, but done right it can drive real business results.

@Eric Armstrong The prime drivers in the area are the employers, #1 is the state government with the capital here in Harrisburg, and #2 is the Federal government. 

In my area, they ask for and hold my drivers license while I have the file.

You may not be doing business in a certain state but if there is a business related dispute with a third party or some truck driver at XYZ Inc.. looses control of the truck and destroys your property, without an authority to do business in the state, you have no standing to bring action in court.

I'm inclined to turn him down for the reasons above plus he is self employed 45 minutes from here and has no drivers license to legally get to work.What would you do?
