Meg is not an owner of the real property, so Wells Fargo doesn't have to recognize Meg in any manner but she might be named in the foreclosure suit as a defendant, which is standard stuff.

My advise would be to figure out a couple approach that you are considering, find a few different attorneys that specialize in each approach and then do a consultation with them and see how they defend their approach against the other approaches you are considering.

I have a title guy I work with who will be letting me know if there is an IRS lien on the property, but they did list the IRS as an "added defendant" (their term for anyone else that has a claim against whoever's being sued for foreclosure) so I'm assuming these people owe something to the IRS, not related to the foreclosure of their home.

I think there are those who are willing to drive the country into despair to promote political agendas, they won't really be effected.I won't be effected until the government falls apart and at that point I'll probably have to get off my tail end to protect and defend.

I enjoy taking tenants to court because defending small claims lawsuits makes me stay sharp because it keeps me up-to-date on laws and it forces me to make sure I have solid lease agreements and abide by the laws when dealing with tenants.
