(Potential buyers of the lower-end units will be disproportionately unable to qualify for mortgages and secure down payments).That said, some of these lower end units are beaten down in price to such an extent that they still make a lot of sense in this market, but the expense ratio should be thought of as more dynamic.

It definitely fills an affordable housing need, especially for those who don't qualify for any government subsidy.As an investment, if you buy right they cash flow very well, have little maintenance or repairs as long as you do not own the homes, and quite often can be bought with some form of seller financing.I will say the dynamics of park ownership have been changing the last few years with all of the new legislation.

The Managers are able to capture a margin by the following:- lower operational costs than the Owner has (their own staff to do cleaning, lower fees on booking sites like VRBO/Airbnb/etc by having premium subscripts/being a super host)- higher occupancy rates than the Owner typically has- Higher rates/Dynamic pricing (a number of Managers use algorithms that fluctuate the nightly/weekly rates based on supply and demand of the market)Let me know it that helps, I'm happy to elaborate on anything else.- Tanner

This can be a nice way to garner premium week long stays further out, then you can fill in the gaps with shorter stays as you approach peak season.Of course a dynamic minstay solution that takes into account the periodicity and elasticity of any given day on your unit is the most ideal solution ;)

well, advertising is a good way to put it on the wrapped... especially if they want something dynamic and constantly adopting to changes and competitions out there. its not permanent so it can easily be removed or changed.
