this doesnt sound like a horrible deal to me. maybe not a home run but looks like you would be living for free with renters paying $1500 and like you would have instant equity. i think the reason BP always say just get int the game is because you learn alot and real estate can be very forgiving over time. im not the brightest bulb in the room but i have never gone out. i made so many mistakes when i first started but have always ended in the green and have only learned and improved my process.Again sorry if you already clarified some of the things i mentioned. but if you are already in the game and you can get it for 270k and all the other duplexs are 300k+ then i think you will be more then fine. live in one side rent the other and save your money for the next deal.

Most lenders will not refinance this property because you are looking to sell it the instant you have a buyer and they need you to stay in the loan for at least 3-6 months depending on the bank/lender's overlays for conventional refinancing so basically you're looking at hard money options and most lenders charge anywhere from 4-9% for the origination of the new loan.

Check your district court website, and in VA as an example,  once you have a name-- you can get their full criminal/eviction records,  so I can instantly know if I want to work with them, or if they are getting evicted now.
