Its rare for one unit of a duplex to cover all expenses for an entire duplex. when analyzing the cash flow, you calculate as though both units were rented, since the market rate is your savings for house hacking. for example, if market rate is $1000 per unit, and your expenses are $1400 you are you are paying $400 to live in your unit...a savings of $600. you do not have to refinance out of your owner occupant loan when you move. you have fulfilled your loan commitment by living there at least one year
