If a landlord resides in the same home, like renting the upstairs, then you can limit who you rent to, avoid all discrimination issues and only select, say, single females between the ages of 25 to 35 who are swim suit models.So, yes, if they qualify on "paper" you better rent to them just like anyone else. :)

If you had a single family home that you did not live in for rent, you could not differentiate between a man or woman, but since you live there, you are well within your rights to limit it to a female or many other criteria that would make you feel safer.

If you rent to students you want to rent to grad students, and you want the grad students who are too exhausted to party :-) I advertised on the law student website for vacancies (with the housing director's permission) and I told my tenants if they refer someone I rent to, they get a $100 rent credit.
