I may use it to calculate return on my SFRs (although I prefer ROI as more meaningful in the short term and IRR in the long term).  

Honestly, I have only defined cash flow / income requirements as 'maximum' at this point and will need to work on putting a meaningful number to it.

This could help you find areas where there will be a greater likelihood of meaningful appreciation as opposed to just the cash-flow game from depressed purchase prices (a lot of Ogden).

People who get suckered into these deals may be able to extract cash flow in good cases, but that doesn't mean it's the best possible first move you could make into the multifamily RE investing world.What I would do is basically tell myself that this place is worth about $10,000 per door, and that's it.
