If you want to invest out of state then using the baseball season to look at neighborhoods meet with other investors in the area can be a great way to use any spare time you may have. 

Thankfully, I was able to rent out the spare bedrooms of my house to my roommates which drastically reduced my cost of living expenses.

Hey Dean thanks for the reply,What i'm trying to achieve at the most basic level is finding people who may have a spare driveway or a large yard, maybe a rural property; who may not of thought of leasing it out to make some side income.   

My spare time is mostly spent catching up with the wife and kid, studying up on new tech, and recently researching/reading about real-estate investing. 

Even liberty hills has not been spared. 

Check the following: storm pond, storm drain, road surface and specs, sewer, water, electric, internet, road access, fire hydrant, soil compaction, setbacks.

However, he works a full time job and is only able to rehab my/our property in his spare time. 

I think the trick is to pick one and stick with it so there is no wasted time in decision making and you do not have spare cans of different shades.
