Out of curiosity, what strategy (Fix & Flip, Rent, Wholesaling, House Hack, BRRRR, etc.) did you use when you bought your first investment property.

Actually, it's not even correct to say you owe it, because it accrues daily.

Because end of day, he accrued many many thousands in equity from tenant paydown, had pocketed many more thousands in net from rents over the years, and cleared a 6 figure profit on the sale. 

I have two options as the late fees have accrued to 58k, The mortgage itself has 165k left with a 4.75%.

Kids don’t understand how how interest accrues on student loans and they just assume they will make 6 figures tight out of college.

Upon inquiry we were told that there was no interest *collected*, but it was accruing instead (and presumably due at a later date, maybe at sale).
