CAP rate = $1,100 / $4,500= 24%.Let's use a CAP rate of 7% though.Valuation: 200 units at $4,500 cost= $900,000 Cost Basis.Valuation: 200 units at $1,100 NOI= $220,000 per year; At CAP rate 7%= $3,142,000 Valuation.Now the above has to be WRONG.

My borrowers have a cap rate of 5-10% depending on location, but 10% property price appreciation gets them 25-40% increase in equity profit (because of leverage via mortgage/loan).
