Blinds will be destroyed... pee will be on flooring, trim will be chewed, doors will be scratched up... walls will be scratched up..  

I also dont see Insurance expenses.Oh,dont forget Grounds expense - cutting grass, trim trees, remove fallen trees.  

I'm currently looking into a cosmetic flip there, but just have some general questions about the high desert area.Looks like the property will need a fresh coat of paint exterior and interior, fencing on a 10,000sqft property, and siding/trim replacement, and concrete patio.Any advice or input is much appreciated!

We have a large one for framing and a smaller one for trim.

The property is in pretty good shape; would minimally require painting of garage exterior and window trim on house exterior in the Spring.  

We use Behr ultra white for trim, Behr ceiling paint, and zinnser bin primer from Home Depot.

Have you thought about booting her...She probably keeps  the food nearby because she is hungry and eats more than trim people.It might be easier on both of you if she had a place that didn't care if if she left leftover lemons, avocados, and chocolate out 24/7.Round peg in a square hole--and I say that without judging....just trying to help both sides.Maybe if you present it in that way, and (push it until it happens)...both of you will be better off--win/win.Good Luck!
