It really sucks how taxing authorities abuse the living crap out of homeowners.

I have yet to have a tenant abuse this arrangement in the 5 years I've been using it.I'm in SC, and like Lynn Z my lease contains the language: THIS IS YOUR NOTICE: If you do not pay your rent within 5 days of the due date, Landlord may begin eviction proceedings.

Wholesaling becomes shady when Wholesalers abuse what they do.

(And I am not talking about those who abused credit use.)

What if the tenant steps off a curb and gets hit by a bus, what if the house is struck by lightning (insurance will be in place), what if the government decides that they own all residential properties in the U.S. 

I HIGHLY encourage you though to not abuse your inspection period.

Somewhere in the forums here, within the last 9 months, someone posted a video link to a video where a young man was working hard as a bus boy and cleaning out the kitchen at a restaurant (or hotel).

The only failing to report crime I can think of is not reporting child abuse for a teacher or medical provider.

If you give him a split, you have to figure out what happens if he doesn't do a good job, or of you have to fire him, or if he walks off the job, or if he gets hit by a bus, or if he goes bankrupt and is unable to pay his subs, or if you are unable to sell the house and have to hold it is a rental, or if there are no profits, or any other perfectly reasonable situation where things get very difficult and confusing.For these reasons, I would never ever ever partner with a contractor...
