@Nick Bleser In B&H the two biggest external risks are:(A) a decrease in demand and (B) a change in neighborhood desirabilityIn both cases, your revenue is threatened AND there's a potential need to increase expenditures - there isn't much you can do about it.Apply that to market cycles, and you're assuming risk if a cycle is likely to decrease rental demand ... because fewer people will want to culturally rent, because there will be more supply, or because there's a declining population IN THAT AREA.  

One thing I would not do is any of those "Self help" type scenarios (remove locks, cut water, show up, threaten).

I feel threatened.

Sure, you can threaten lawsuit etc, but unless you're in an expensive A or B area, often it's just more money and time thrown out the window, without the ability to collect. 

NO JUDGMENTS: Seller warrants that there are no judgments threatening the equity in subject property, and that there is no bankruptcy pending or contemplated by any titleholder.

I finally found an insurance company to insure it, but they nagged me weekly, and threatened to cancel multiple times, until I finally got it leased.

But as i said i was scared to say no in case they would sue or threaten to sue because who knows if you are violating some rule...
