Soft costs excluded like tap fees, architecture, plans, etc I bet you could get it under $150 a sq ft. 

I currently use REIsimple which is a version of freedom soft. 

Except that's not correct...A N/P is a "hard" payable as opposed to the "soft" payables that differentiate cash vs accrual...
