Contrary to popular belief, there are plenty of good section 8 tenants that will actually take good care of the home. 

I have recently become extremely interested in real estate investing and have been reading books, listening to pod casts, and studying these forums religiously.

It's a common belief that real estate commissions are 6% but in actuality there is nothing set in stone about 6% being a magic number.

My belief is, proportionally, they will take less of a hit than a property that lists at 80K right now, if there is another market dip in the near future.

The questions you need to ask are -1) How much time do you have to micromanage2) How detail-oriented are you, as pertaining to the scope of work.3) How much is your time worth.Contrary to popular belief, managing even a small job is NOT a simple task.

Thank you @Troy Fisher and @Darrell Lee - Troy, is my assumption correct that when holding assets personally, the belief is that the homeowner's insurance covers most of the liability (at least enough for them to feel comfortable)?

My belief is if he needs to sub anything out, we'd agree and the sub would be paid directly.

People getting married later, living at home longer, fertility rate is dropping, religious affiliation dropping, stubbornly high unemployment, the number of couples choosing to never have kids on the rise etc.
