if the agent's correct about her willign to let the bank foreclose, there's no way she'sgonna bring money to the closing table...yu'er gonna have to make sure she canpay it off if you want it and she's ready to let it go, or take over her payments...get around the agent...find her info online and call her...send her letters/post cards itn he mail...place a few i buy homes signs ont he blocks surrounding her house so you know she'd see them..you may get other calls too...but this willl let you know if she is motivated or not

Started doing direct mail postcards.  

I am currently doing a 5,000 postcard direct mail effort in my town. 

Try postcards with your picture or a catchy phrase once a month.

So I have my postcards made up already (250) for starters , I have my stamps and I bought a list off of listsource.com .
