I know this as there are many buildings near this building that are almost an identical build to one another & I own or manage a large majority of them.

I showed that I had 3 other properties identical to that one charging the same rent.  

This specific neighborhood only has one comparable property that sold for $65,000 below her asking price in June 2015, but the property is nearly identical. 

I started researching how much their repairs may cost when an identical unit came back on the market after a buyer backed out.So we put in an offer of their asking price of $115,000 plus $1,000 toward closing costs.  

Note: an identical SFR Down the street just went under contract last week for $174,900.The value add to this place will be when we add a new kitchen,it is a small one so I will do it myself and per my wife/boss on a strict budget.

Thieve also watch carefully to see what you improvements you are making. 

Just not a practicle situation yet.Go to a local REI meeting, find another investor and keep your friends identity to yourself as well as what it's to be used for, not that many in that business.

Oddly enough the place is almost identical to the property I own, just in a different area.

They were identical houses, probably about 2000 square feet a piece.

My two markets I'm in now are basically identical;  Norfolk, Virginia and Jacksonville, Fl.
