The thing with bigger cities is that homes are so much more expensive that is hard to make a profit.Other than that if you are looking for traffic areas I would look into the NC Mountains like banner elk, Beech Mountain, blowing rock, Seven devils, and Boone.

Our rate is set the day we start and does not float until completion.

That 6.5% primary mortgage that would be floated would add a point-point & a half to qualify those same individuals, so we're back at square one.Fed is going to have to loosen it up quicker than later; the economy is in a worse state than stated and the market is totally pricing that.

They can float the entire package if needed.Basically we are positioning with land purchases, but holding building for now.  .
