I've been around the duplex enough to know that when things are flaring up both parties are at fault and likely deserve each other. 

So he takes on all the risk going forward and I only have upside.. but not as high as his of course.. but he deserves it.. he is doing all the work and I am fine .. was able to take the big chunks of cash and redeploy into building new construction in RED HOT Charleston SC.. were we are doubling our cash on cash each project basically.. so no complaints on my end...

I see that your tenant has a good job so it's quite funny hes asking for $100 off but he's probably just someone who likes to get something when / if he feels he deserves something.

Your comment is coming off as pretty negative regarding being denied for a refi and if I were to let that one issue stop me then I don't deserve to get involved in real estate. 

If you leave a place in nice condition (clean and no damage) while abiding by the lease you deserve your deposit be returned   Good luck
