Quite frankly it was much easier 40 years ago when mortgages were assumable; when title companies were cooperative; and when the definition of mortgage fraud was a lot narrower than it is today.Okay, part two.

The tenants keep pushing me off and coming up with excuses, and I have been extremely compliant and patient and cooperative.

I know eviction is an option, but other than being late on rent this tenant is always cooperative and honest.

And I reported the tenant for harassment and not cooperating with the maintenance protocol 

If you want to try a short sale, the HOA will have to cooperate and agree to a negotiated pay off, in addition to the previous owner cooperating.

If she understands the sooner you rent it the sooner she is off the hook she should be cooperative.  

Unless you have direct knowledge and want to proceed with co-operation of seller, then it may be little different case.

If they don't cooperate, get them out, but it's good you gave them a chance.
