There's also another phenomenan and this is more like in "general" observation, especially in CRE, the spread between bank lending and commercial lending is the highest now compare to 2008 era !

Hi Andrey, I invest in Cincinnati OH primarily in apartment building and we buy hotels nationwide.I have been investing since 1999 and since 2006 when we started raising capital from investors, we have never lost investor capital even through the 2008-2009 recession.I agree with your observation.

Just casual observation from my 18 years in the desert.Suburbs such as Chandler, Gilbert, Surprise, Buckeye will have newer homes with fewer problems, but are further out from the center of the city.

Consider most PM don't make a lot of money from management fees; not saying that's a license to pad cost elsewhere, just an observation. 

My observation is that many of the depositories are specialized at the moment (good at sometimes and poor at others) and often a slow moving entity. 

Good observation on the neighborhoods, Forest Park is an attractive location but also competitive with people looking for owner occupied.

Some Observations:-Boise is in another stratosphere.
