Its really nice though having one huge MLS system that runs from north of Philadelphia down to like Richmond VA or so.I am a member of a off market "MLS" system too, the Top agent Network. 

Are there any that sticks out more than othersWell with turnkeys, it goes one step farther too-- the market is very important but which market you pick also needs to be semi dictated by where the good turnkey providers are too.

They're usually happy to talk with people and should be able to give you an idea of the feasibility of the project before you start dumping money into it This has been my experience too- the planning and zoning are pretty no nonsense which is easy to deal with...and yes, "fees" aplenty.
