I'm on a fair few wholesalers lists and only ever get the same properties I can buy off the MLS that they are spamming me.

Thanks for having the heart to tackle affordable housing issues, just make sure you go into it eyes wide open and with realistic expectations.

I have been doing this for 25+ years and I doubt I would tackle a project like this. 

If there is anything I can help them with I will tackle it head on. 

Also dont forget about the A.c which has the life spam of 8-10years, water heater?

I've putzed around on craigslist but it's swamped with junk/spam, I'll have to look a bit harder, thanks!

He's newer to the area but has a background as a general Contractor as well and has worked enough investment projects to be able to know which are worth tackling and how much they'll cost.

This time around I plan to tackle this one with a better approach and more knowledgable to help minimize some of the heart aches and mistakes that come with being a landlord (been there done that).
