So you'd want to pick your geographical area and sector (MF sounds like) and go to town. 

Real estate is my side hustle and I work in tech, so I'd prefer to live in a city that has a strong tech sector (but this isn't a huge factor as I can move out after living there for a year). 

Smaller cities tend to be dependent on a single company or market sector.

I've worked around the minimum wage sector for many years, and it amazes me that we don't get sued more. 

But it also allows you to make money in the non-investment sector of real estate, so it does open up other possible income streams for you if you want to use it that way.

I learned sales in the insurance business and financial services sector, it's anchored more in psychology and responses than canned scripts like a telemarketer, I hate that.

The section 8 sector may be profitable there.  

I am looking for leads to flip and wholesale.Also, I am looking for regular realtor leads, listings, buyers.Does infusion soft have a sector that sets up a website for your self?

The SEC is the only sector of law that does not care if you did something innocently, if you break the law you get sacked.
