From there, it will be rather easy to determine how high to go in the bidding process.Other than following those numbers religiously, writing offers with shorter contingency periods is a great approach in San Diego (not sure if Michigan purchase contracts have contingencies set in stone - consult local pro).

I was actualy under the beliefe that it already existed.

I think not.I didn't want to start a religious war, even though I knew some folks have strongly entrenched beliefs about how they are operating their business and writing their own contracts.

And despite popular belief, it does require an investment to get going (i.e. - education, direct mail costs, website startup, REIA meeting dues, MLS access which is essential IMO, etc).

Education, hard work, working capital, belief in yourself, and dedication will bring you success!
