We feel like we've got the postcards/letters/mailers covered and want to branch out.  

I just started sending out postcards and I am about to send out a wave of letters.

I send out 1000's of direct mail pieces (postcards & blind offers) every month, and my best responses come from offers that are more like 18%-25%.  

With $5k, you could send over 17k postcards out ($0.23 postage w/ permit + $0.06 print cost each). @ 0.5% response rate (a conservative number), you can expect 85 people to contact you.Another idea is to contact expired listings that didn't sell over 1+ year ago.

Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone.
