I agree with Thomas above I would not be putting granite in a unit unless it is a high end unit. 

I could even get a piece of granite to replace the top (which I forgot to mention, is chipped)

My lower end rental use laminate and higher ones use granite or other substrate.  

Options are: granite counters; washer & dryer; central air; dishwasher; none of the above.

I have no problems getting applicants however my properties in this range have hardwood floors, carpet , two and three car garages, high-end appliances, and granite countertops.

I'm a tenant now, and the senior building I recently moved into was just renovated with new stainless steel appliances and granite countertops. 

The rehab was high end: granite counters, travertine showers, stainless appliances, bamboo floors, new siding, foundation repair.

Purchase: $160,0003 bed, 1.5 bath in Fontana, Southern California1110 sq ft condoTwo Story Unit, patio gated with parking entry, new cabinets with granite counter tops, new stainless steel appliances, new paint, laminated wood flooring, new carpet, new bathroom vanity and toilets, new shower tub, new blinds.

Granite countertops won't put you in the right school district, if that's who rents your type of rental, if you see what I mean.Good luck!
