Lenders, who never like to not be in control, have since altered their terms such that an change in ownership or control of a corporate body holding the mortgage triggers - at the lenders discretion - the due on sale clause.There are still other advantages to holding real estate in its own holding company, but not the big one which previously enabled financing to travel with the property.

We're regularly presented with busted flips.In reality, unless a disaster occurs, most projects just go slow and you'd probably just give your friend a no-cost extension to enable him to complete the project and let the interest accrue.

Being in the management business for almost 15 years now, one of the greatest lessons I have learned is that you as a manager or owner can allow/enable a distressed tenant to dig themselves a hole too deep for them to climb out of...regardless of their best intentions.
