I know times like this are painful but before you head to the edge of that cliff just remember that this is temporary and contemplate the increase in net worth you'll achieve when you update the place after the tenant is gone

Lease Agreement - Late Charge and how much to charge?
23 April 2016 | 41 replies
While I am on the topic of lease terms, I was contemplating creating a group of 5-10 investors and creating a bulletproof lease for all of us to use that complies with all state regs and hits all of our pain points (like one of mine this week was a tenant who thought it would be a good idea to put a trampoline, with no sides of course in the front yard of my SFR)..

That said, as I'm contemplating what to do for my upcoming leases to make sure I comply, I would think maybe clean criminal background check for the last 5 years, then depending on case.

worst eviction process
30 April 2016 | 18 replies
February we started with the eviction process since she didn't move nor pay febs rent. fast forward to end of march.my in-laws came back from Florida and they were staying with us. there was an issue with the some rotten food of hers in the fridge that was thrown out and she decided it would be OK to start thrashing the place throwing things and finally assaulting my mother in law. the cops was called and she got charged with elderly abuse and spent 2 nights in jail.my mother in law was able to get a restraining order against her for a year and she is not allowed into the house because that is where my mother inlaw is staying. her belongings are still there.we went to court this past Tuesday for the eviction and the judge was not there. while speaking with the mediator, she is alleging that she cant find a place and wants 60 days in order to find something. my lawyer said "what makes you think you can live there when, you never paid, you assaulted someone living there and you still have not found a place to live?'

Would you buy on train tracks?
3 March 2022 | 29 replies
We have a lot of trains, and you can hear them through the night sounding their horns from any part of the city, no matter how well insulated your home may be.But right up against the tracks is a different story. The city is contemplating some sort of fix that would allow trains to go through without the horns, which would make renting properties near the tracks much easier.Any advice about purchasing near train tracks?

NEED ADVICE! Tenants breaking lease 2 days before move in

The only issue with the background check was the husband tenant had an assault charge 21 years ago, time in county jail, but no prison time. This afternoon, my property manager called me and told me that the tenants called her today and told her that "they didn't realize their current lease wasn't up until the end of July".
