OTH, if they had a bankruptcy last year and prior they had years of bad credit, they may not cure the problem in 3 years, a lender may want to see 5 years of good behavior.

They are long term tenants and this issues had been going on for years, anyways I tried to establish and reminded everyone of the rules and expected behavior when dealing with one another when I first got the place to only find out it made little to zero effect.

:) Most should start by calling a banker then if banker says no dough then move on to more unconventional.....How much money an investor has access to is going to drive buying behavior more than what you want your criteria to be & this will drive you on how to find leads.
