A standard purchase contract with an extended closing date will protect your interest fine...but I prefer the option route especially if you file a notice of option on the property...this will also cloud title.Also, if you purchase an option...you can market the property as the seller and enter into a contract with an end buyer or contract buyer.

When the broker is sending the deal to 50 groups of investors and there are multiple rounds of bidding, or short lists of who gets it, then it wasn't really off market in my eyes.Just part of the cloud you have to sort through when evaluating LP offerings.

Challenges can stem from (1) the implementation process [this entails customizing your settings, migrating data, setting up your accounting / banking structure, etc - be weary of software companies that don't have a process for this] (2) learning a new system (3) inexpensive cloud based software often does not have the security infrastructure in place to adequately store your financials, owner information, tenant information, etc.In my experience, the answer to your question is dependent on what your short and longterm goals are.
