I'm surprised that you've owned this for 2 years and nothing from the bank has surfaced yet.  

When you get to a deal, hire your own inspector that YOU find to inspect the property...just as a check to find anything lurking beneath the surface.   

And had to more securely attach some surface mounted electric boxes so that the box wouldn't be pulled off the wall when a cord was removed (yeah, they were that loose and walls were masonry / concrete block).

Typically when you clean a carpet you are cleaning the surface of the fiber, and if the carpet is maintained properly this is sufficient, How ever a abused carpet will have soils, oils, urine ect. absorbed into the fiber, into the backing, into the padding and even into the subfloor. 

No contractor connections, no cleaning connection, surface level knowledge.On top of all of that, I don't even know if they have run this idea by my mother at all yet.

These are also surface level rehab numbers; no walls are moving, plumbing/electrical being reworked, and does not include any exterior items.

Especially on vertical surfaces, or you will have problems with runs/drips.In other words, do not lay them down like this...Elevate them on something like this...I learned the hard way!

The roots can get into your pipes, potentially cause foundation issues over time, branches brushing against the roof can degrade your roof over time, etc.Install rubber stoppers wherever doors might hit other surfaces. 

Your market choice is obviously very important and on the surface you have given your reasoning for naming the markets you did and for leaning how you are leaning.  

Again, I'm not an expert on that market, but the math doesn't seem to math on the surface.
