I would guess worst case you are looking 15k or so on interior remediation after demo and before rebuild, but that is just a rough guess.

People stop building in flood zone, stop rebuilding in hillsides with brush and timber6. as you say investors give up and dump properties making prices of real estate decrease but hold costs only for the rich.

yes but still a great value) Metro Detroit has problems, Yes, But it also has SF homes that would sell for $10,000,000.00 in today's down market.Detroit was about 60% auto industry now is rebuilding as about 9-10% dependant on auto.
