Well the roof sprung a small leak at the end of this summer and you don't want to mess with water so I went ahead and fixed both the roof and decided that while they were up there it was time to rebuild parts of the parapet wall.- A few other small handyman calls - $500I try to build good contractor relationships and make sure that we have a good dialogue throughout projects, but those costs still add up and I just don't have time to do all of these repairs myself.

Generally the only way you can lose it is through destruction of the property and not being allowed to rebuild, or when you go to pull new construction permits they may say "if we give you this approval then you come under new rules and are no longer allowed to be non-conforming.2) Illegal meaning a SFR was converted to a 4-plex without permits.

yes but still a great value) Metro Detroit has problems, Yes, But it also has SF homes that would sell for $10,000,000.00 in today's down market.Detroit was about 60% auto industry now is rebuilding as about 9-10% dependant on auto.
