You need deep pockets to supplement your tenants rent.

I don't necessarily expect to cover my mortgage but want to supplement my cost of living while building equity.I'm extremely new to this and realize I may realistically still be a couple years out from pulling the trigger but I want to be making meaningful steps towards what I need to do to be ready.

Once rental income is enough to supplement a comfortable lifestyle and still be able to put away large amounts of capital while working W2 with less hours or getting into real estate sales.My big question is grind it out here and save (invest) 50k annually on the road with this crazy W2 job.
