These people usually quote a portion of the US Department of Justice study (linked below) saying "Sex offenders are 4 times more likely to be rearrested for a sexual crime than non-sexual offenders," but they stop there, taking it out of context.

RENT EXPENSES:50% RULE: general rule of thumb rule that investors use saying that 50% of your total monthly rent will go towards expenses and should not be counted as monthly cash flow( monthly profit)EXAMPLE: $2000 RENT = $1000 IN EXPENSES2% RULE: general rule of thumb rule that investors use saying that your monthly rent price should be 2% or more of your total purchase price(DISCLAIMER: this is a much harder rule to fulfill in certain areas and you should not buy or not buy a house based off from either of these two rules. they are just rules of thumb for guidance.)

Put a politician who has not taken the oath in charge of healthcare and doctors are in danger of becoming criminals for fulfilling the oath should the politician decide to put limits on the healthcare people receive.

well, as long as you both are of sound mind, and of legal age, you have that requirement covered. and 4th, compensation. in the contract, if you have stated the amount he is selling it for and the amount you are giving for it, then you have compensation. you therefore have all elements of the contract fulfilled and you have a legal binding contract. if it is stated that you have 45 days to execute this contract, then he has no recourse to start demanding the sale commence within 24 hours. if he pulls the contract in 24 hours, you can sue for breach of contract, and believe me, i would do it.

If it's been longer than reasonable, I would try once more and leave a voicemail telling him to fulfill the agreement or you'll have to go to court, or go to his place to discuss...then engage a lawyer to enforce the contract as a last resort if you believe it is worth it
