They should have experience at what you are doing and promptly return your calls.Get your financing figured out before you start making investment offers and get a loan letter put together that you can copy and include with your offer package.

The only requirement is that they are prompt at communicating.

I promptly had my attorney send him a letter detailing why I should not have to do such repairs.

We did not know it was against the guidelines for them to suggest a contractor until we were forced to verify guidelines which its reasonable to assume you wouldn't check to see if the bank is complying with Fannie Mae unless prompted to.

This issue can be avoided completely by transferring the property into a land trust.While a transfer to an LLC will cause alarms at the bank and prompt them to send you a letter, a transfer to a trust will not.
