If the deal is truly good, you should have no problem finding a buyer...Some thoughts:- List it on the MLS (if legal in your area and you have permission from the seller)- Craigslist- Local REIA mailing list- Here on BP- Call cash buyers/landlords in your area- Bandit signs

He came home one day and found an eviction notice on his door His crimes;- no permit to build a tiny house on someone else's land with their permission - not connected to grid - no fees for bureaucrat to pocket- not paying property tax - despite being a renter they want to take money from him somehow The real issue here is this person found a way for himself to live off grid without supporting the fee collectors.

Most utility companies have a "landlord policy" where you would be notified if they stopped paying, and the bill get sent to you when they take the account out of their names when they are moving.I allow them to pay separately, and most use Intuit's Payment Network- $.50/ transaction.Put whatever rules you want in the lease, mine includes clauses about medical marijuana, bed bugs, when to take the trash out, that Drano is ok to use, not to use flushable wipes, that light bulbs within the unit are their responsibility, not to turn the heat down below 50 degrees, not to change locks, no guests for more than 5 days without written permission, the list goes on.

They have also been hostile and difficult over the last 2 months with several different small lease violations I have looked past (installing washing machine without permission -we were supposed too and then it leaked and we had to come fix it, holes in walls to hang things, temporarily housing a pet "for a friend" without permission (no pets allowed), paying late...).
