Or file a judgement?

In Wisconsin we have a CCAP system that allows us to view judgements against individuals.

This is in fact one reason to opt for an LLC, because there you do in fact have a pretty tight barrier between the liabilities of the LLC and your own personal assets - as long as you follow all the rules.As an example, suppose you have an umbrella of $5M, but lose a judgement for $6M.

So, now add to the time and expense of an eviction the fact that you have to serve notice to and collect a judgement against someone whom you have little information about, quite possibly not even their legal name.

Currently I have a judgement for foreclosure on a property financed by a hard money lender.

I agree that the emotions have to be taken out of the transaction and that this also includes emotion and judgement surrounding what S8 clients do or do not deserve in a home.

I'm looking for all the info needed to make a sound judgement on purchasing an investment property in that area.

On the application it isn't mandatory no but again when looking at a name people make judgement off of that also.

But you really need to know the property and situation to make a good judgement. 

You have to file your judgement at the county recorder..$$$.
