Has anyone looked at the advantage/disadvantage of buying an apartment building that caters just to college students? 

Trying to sell at that time put you at a disadvantage as a seller.I saw many of the Circuit Cities converted into workout gyms and things like that.

The one disadvantage to this strategy is that you won't find too many title companies these days that will still do this (as Bill noted).

The numbers look a little close so the seller who is a PROFESSIONAL, EXPERIENCED INVESTOR starts offering me CASH BACK AT CLOSING to proceed with the deal.IOW someone who has something priced AT MARKET, who has a buyer AT MARKET starts cutting his price in a way that DISADVANTAGES HIM but particularly BENEFITS me.
