I learned that if you show a unit that's not finished, they will always think of the unit as needing something, as a unit that's a mess, and will then become way higher-maintenance tenants.It's the idea of curb appeal.

@Don Harris I think Ryan and His wife will do very well with this project they loved the property and that is a great thing coming out of the gate.. the property is an older farm style home so it has some nice curb appeal and with the appropriate amount of love it will be a winner I am sure about that...

We easily could have spent $15K instead of $40K on essentials like new water heater, new HVAV, new irrigation for the back, and a rehab of the front yard for better curb appeal.
