It might be an issue with legal citizens who have poor credit (if charging a double deposit is not allowed), but I'm sure anyone who's undocumented probably won't complain as they may be having hurdles finding a place to stay and don't want to draw attention to themselves, so they might pay a double deposit.If it's legal in my area, I think I'll do that, charge a double deposit for anyone who has poor credit.

Cap gain rate when I invested in CA  for me a US citizen was 25% is that still the same rate for a Canadian.. and also do you have the 1031  free exchange method we have in the US .. well not free but you can roll up tax DEFERRED to another property but only the portion that was not owner occupied and it has to be an investment property not a home.

Tim, I believe all Florida residents already subsidize "Citizen's Insurance" (for people who own property in high risk areas like barrier islands and can't get other insurance).
