I know here in central Florida, there are several opportunities to buy - even brand new houses that could cash flow a little bit - and keep your capital expenditures down.

I am designated the manager of the LLC and as such get to make all the decisions as far as daily operations and expenditures up to a certain amount.

@Mike Bagden while I would typically not recommend selling a property that could cash flow that much, this sounds like the hassle and capex expenditure you'd have to deal with will negate the benefits.

Often it includes all costs and expenditures to date or somewhere between the two which makes it not worth bidding.

Sorry - Capex is mostly hotel and builder industry speak and short for "Capital Expenditure".
