Blue Star is now dealing with the aftermath and fallout from unfulfilled promises to tenants, missing lead certificates, lack of signed lease agreements, and reconciling and correcting violations with the Baltimore Department of Housing. All told the combined neglect, misrepresentation, fraud and breach of contract breaches all fiduciary duty, and borders on criminal offense. For the immediate term, I am attempting to be made whole for the expenses incurred that include, but is not limited to the opportunity cost of lost rent, the cost of extended homeowners insurance for vacant property, the cost of all the remodeling and repairs ordered to be completed by the Baltimore Department of Housing.

Here's a quick run down...My father purchased a ranch property back in the last boom.Purchased for about 1.5 Million. It's a horse property and one of the borders had an issue with us and to get back at us sent out Building and Safety. We come to find out that the property was purchased with the idea that all 2000 + Sq ft of residence was legal, we come to find out only 900 + Sq ft is legal, not even the pool is legal. They want us to bring everything up to code and draw up new plans reflecting such. Our realtor says we have a great case and can sue the previous owner, what can happen in this case has anyone ever experienced something like this?

The Detroit bordering suburbs seem to be where you can find that sweet balance of cash flow, lower maint, and 1.25-1.75% deals. From what I see, in the City, the ROI can be crazy with a low price point, and if you're betting on appreciation (not my personal strategy)..some people very well could get rich quick some day..
