Just south of us over the GA border, Commerce GA is cleared for its US based plant to build EV batteries (SK Group, largest Korean battery company for Li-ion's). 

The Detroit bordering suburbs seem to be where you can find that sweet balance of cash flow, lower maint, and 1.25-1.75% deals.From what I see, in the City, the ROI can be crazy with a low price point, and if you're betting on appreciation (not my personal strategy)..some people very well could get rich quick some day..

I'm a bit biased in my opinion, as my property management company manages Hartford County, from Bristol to Vernon up to the MA border.

I only have one rental condo -- edge of SF on the border with Daly City.

I posit that many of the things that investors do border on the unethical in at least a few peoples eyes (talking a seller into taking the smallest sliver of equity in exchange for their property so I can maximize my own gains sounds pretty unethical to me) and that the only person doing something actually illegal in this case might be the lender if they knew the intention of the buyer.

I can use guidance in choosing a target city in Northwest Indiana, referrals to assemble my team (especially a very well qualified real estate CPA), and to let me know of local meet-ups near the southwest suburbs of Chicago where there are robust discussions regarding investing over the border in Indiana.

So now I'm looking at 3 separate houses on the same street, different addresses, and 2/3 bordering each other.
