Mini-blinds just always seem to get destroyed whereas curtains at the most have gotten dusty but a washing solved that quickly, then they can be re-used.

However, my goal is to make this a single member so that it is disregarded for federal tax perspective, thus saving me from needing to file for the entity itself since a single member is taxed like a sole proprietorship with profits/losses hitting my 1040, saving time and money from filing taxes for the entity itself.

You can ask for a property to be re-assesed but from I am told, buying a foreclosure property doesnt qualify for less tax.

I would then be relying on my management company to effectively market the units and fill them ASAP but if the units are in dire need of major repairs... that's a double whammy because I don't have any extra cash flow to cover those repairs.

Once I had it under contract, which was after informing the seller that it would be re-sold, we arranged transportation for the seller (he had no car or license) to title/attorney's office, and then funded, closed, and got on with our day.
