In this example the contractors obvious racism would not likely have a negative impact on my business leaving me to select based on all other factors.If I did however hire him I would be having a discussion in advance regarding his attituded make it crystal clear, on the personal side, that he is to keep his opinions to himself on my property if he expected to be paid.

The top ten percent make 90 percent of the money, doing 90 percent of the business, the rest chase dreams like a kid chasing butterflies.Seller financing; just give me the documents that need to be used and I can get people to sign them, seems to be the attitude.

I wouldn't have a problem doing this work myself expect for 2 primary issues:1) I travel a fair amount for business...often being out of town for and entire week or so2) Difficult to locate a small multi-family where I live that would fit my profitability model; however, 10 - 30 miles out of town (Portland, ME) there could be some real opportunity...when I am in town if I am being realistic I am not sure how eager I would be to drive 30 miles to check this or fix thatReason # 2 has been the primary issue that is keeping me from re-starting my investments -- maybe the thing to do is to do this with single family properties and put the upkeep on the tenants...or of course I could look at 10+ unit property but I'm not sure I am ready money or attitude wise for that.Any ideas?

I'm sure police would be very appreciative that a landlord is cooperative, so go into it with that attitude and I suspect they will tell you the process if there is one.If you don't get anywhere, I'd go through a freedom of information act process to get the info.
